When buying a residential property, buyers generally assess the location, size, quality, facilities, infrastructure, etc. If they do not get all the things as per their expectations, then, they may decide to buy the property after making some compromise or they may reject the property. For example, if the price of the property is higher than expectation, the buyer may still purchase the property by leveraging a little more on his/her finances. Similarly, the buyer may also adjust a little, if the amenities are not up to the mark. However, Vastu Shastra has gained so much importance in the last few decades that if a property does not comply with its norms, then, buyers tend to avoid buying such properties.
Vikash Sethi, CEO and founder of A2ZVastu.com, point out that “A realty project consists of many residential units. It may not be feasible to construct each unit completely as per Vastu norms. Only a few apartments can comply 100% with these norms. However, it does not mean that the flats which are not perfect as per Vastu, should not be purchased. One needs to look at the gravity of defect, before making a decision.”

Vastu Shastra faults that home buyers should avoid, when buying a property
Experts recommend that while buying a home, the buyer should avoid a property with the following defects:
- Main gate in the south-west direction.
- Properties where the south-west portion is missing.
- Presence of a toilet in the north-east of the property, which cannot be shifted.
- Existence of a dwar-vedh (obstacle in front of the main gate).
- Properties with irregular shapes, circular-shaped properties, triangular-shaped properties and the properties with any of the corners missing.
- Kitchen in the north-east direction and with no option to shift the kitchen.
According to Narendra Jain, an expert at Arihant Vastu, one can easily make changes, if Vastu fault is not related to the construction of the property. “For example, if the colour of the property is not as per Vastu, then, you can change the colour. If the furniture is not placed as per Vastu, then, you can shift it to the correct position. If the main electric point is at the wrong place, then, you can change its place, as well,” Jain elaborates. Often, people prefer to book properties that conform to Vastu Shastra norms and builders charge a hefty premium for it. The question is, should you pay a big premium for a property, just because it is Vastu perfect? Jain maintains that “Some construction-related faults can also be rectified, by making simple adjustments. For example, if the kitchen is in the north-east direction, which is a severe fault as per Vastu, then, you can shift it to the south-east or the north-west direction of your property. You may compare the cost of Vastu rectification with the premium that you need to pay for a Vast-compliant property, to make the right decision.”
Options available to the buyer, if the property is not Vastu-compliant
The decision, of whether to buy a Vastu-compliant home by paying a premium, should be done only in consultation with a Vastu expert. Often, by spending little money, you can make changes to a property, to make it perfect as per Vastu Shastra. So, why pay a hefty premium to the builder? However, if you have a specific location in mind and there are no other properties available in the area, then, you may have to pay the premium to the builder. Some Vastu experts also offer Vastu correction products that claim to rectify faults, without making any changes. The effectiveness of such products should be verified from other home buyers who have used such products, before you opt for the same.
